Elmina Business Park 2's prime location at the intersection of 3 major highways and its own dedicated entrance along GCE
Sime Darby Property has strengthened its presence in the industrial property sector with the launch of Elmina Business Park 2, a major freehold industrial development located in Rawang. Introduced in early 2026, the project marks a continuation of the group’s expansion within the Northern Klang Valley, building on the success of its earlier development, Elmina Business Park. The new phase further reinforces Sime Darby Property’s strategy of creating high-value industrial ecosystems that support business growth and long-term investment potential.
Elmina Business Park 2 is part of a larger 600-acre masterplanned industrial expansion with a total Gross Development Value (GDV) of RM1.72 billion. The development comprises 72 units of semi-detached factories and industrial land parcels ranging from 2 to 4 acres, offering both built-to-suit and built-to-lease options. The first phase, consisting of 19 freehold industrial lots under Phases 1A and 1B, has already recorded a strong market response with an estimated take-up rate of around 70%, reflecting robust demand for industrial space in the region.
Strategically located within the established Guthrie Corridor, Elmina Business Park 2 benefits from excellent connectivity, positioned at the intersection of three major highways — the Guthrie Corridor Expressway (GCE), North-South Expressway (NSE), and LATAR Expressway. The development also offers strong multimodal accessibility, including proximity to Kuang KTM station, future ECRL stations in Serendah and Puncak Alam, and Subang Airport within a 25km radius. This connectivity enhances logistical efficiency and strengthens its appeal to local and multinational businesses.

According to Sime Darby Property’s Chief Operating Officer – Township Development, Appollo Leong, the group aims to continue transforming industrial townships by integrating business growth with sustainability and operational efficiency. He noted that Elmina Business Park 2 provides businesses with a rare opportunity to secure freehold industrial land in a high-growth corridor, supported by world-class infrastructure and a focus on workforce wellbeing.
The development builds on the strong performance of Elmina Business Park, which is recognised as Klang Valley’s largest freehold industrial business park spanning 1,500 acres. The earlier development has successfully integrated industrial functionality with sustainability-focused planning, including parklands, commercial centres, and business support facilities designed to enhance employee wellbeing and productivity. Notably, previous milestones include full take-up of The Signature Collection Twin Factories and the establishment of Google’s first hyperscale data centre within the park.
Elmina Business Park 2 continues this momentum by offering a future-ready industrial ecosystem that caters to evolving business needs while maintaining a strong emphasis on sustainability, connectivity, and long-term value creation. With limited prime industrial land available in the region, the project is positioned as a strategic opportunity for companies seeking expansion within a well-planned and highly connected industrial hub.
