IJM Land Unveils RM6.8 Million Recreational Hub at S2 Heights Aman

Over the years, Seremban 2 has grown into one of Negeri Sembilan’s most established and vibrant townships, with thoughtfully planned neighbourhoods, commercial centres and green landscapes creating a balanced environment for families to live, work and grow. Building on this strong foundation, IJM Land continues to shape the township’s next phase through S2 Heights Aman by introducing a dynamic collection of recreational spaces designed to bring people closer to nature and to one another. Anchored by the scenic 12-acre S2 Lake Park, the precinct also features the adventurous 3-acre Kidz Venture Park, a dedicated Pet Zone, an interactive light zone and a striking public art installation titled Family Bonding (Where Unity Forms). Together, these attractions form a lively lakeside destination where families can enjoy breezy walks, children can explore engaging outdoor play areas and pet owners can spend meaningful time with their companions in a thoughtfully designed setting. This recreational ecosystem represents an investment of approximately RM6.8 million, encompassing concept planning, landscape design, public art commissioning and community facilities, reflecting IJM Land’s ongoing commitment to creating townships where nature, recreation and community life come together seamlessly.

S2 Heights Aman, inspired by nature and designed for peaceful living, spans 400 acres with an estimated gross development value of RM1.585 billion, marking a significant milestone in the evolution of Seremban 2. The name “Aman,” which conveys peace, comfort and tranquillity, reflects the vision of the precinct in offering residents a calmer pace of life surrounded by nature. Set within an elevated landscape and framed by the Banjaran Titiwangsa mountain range, the development enjoys refreshing breezes, expansive green views and a soothing natural environment. Within this setting, newly completed parks create vibrant spaces where everyday moments unfold naturally, from morning jogs by the lake to children’s laughter across playgrounds and quiet family gatherings under shaded trees.

At the heart of this lifestyle ecosystem is the 12-acre S2 Lake Park, a picturesque lakeside retreat surrounded by landscaped greenery and open lawns. Designed to support community well-being, the park features shaded pathways for leisurely strolls, viewing decks with calming water vistas and pavilions that offer sheltered spaces for rest and casual social interaction. Exercise areas and scenic lookout points further encourage residents to stay active while enjoying the surrounding natural landscape. Nearby, the 3-acre Kidz Venture Park provides an energetic playground environment designed to spark imagination and movement. With adventurous play structures, cycling paths and interactive elements, it encourages children to explore, climb and build confidence through outdoor play.

Adding a unique digital dimension, IJM Land has introduced Negeri Sembilan’s first large-scale motion-responsive interactive projection installation at S2 Heights Aman. A 50-metre walkway is transformed into a vibrant interactive light zone that responds to movement and touch, allowing visitors to step, run and play as colourful projections shift beneath their feet. Featuring more than 80 types of interactive 3D visual scenes that refresh automatically every few minutes, the installation turns an evening stroll into an engaging digital playground where families can experience a blend of technology, creativity and outdoor fun. Recognising the growing importance of pets in modern family life, a dedicated Pet Zone has also been introduced to provide a welcoming space for pet owners to spend quality time with their companions while connecting with neighbours who share similar interests. Following positive community response, IJM Land plans to further enhance the area by expanding the Pet Zone to create more open spaces for pets and residents to enjoy together.

At the centre of S2 Lake Park stands the striking Family Bonding (Where Unity Forms) sculpture by renowned Malaysian sculptor Nizam Abdullah. Constructed from metal and steel, the sculpture rises approximately 6.6 metres high and spans 7.5 metres wide. At first glance, its bold red panels appear fragmented and abstract, but when viewed from the right angle, the pieces align to reveal the silhouette of a family comprising a father, mother and two children walking together. The artwork invites visitors to walk around it, gradually discovering how separate fragments can come together to form a meaningful whole. Nizam Abdullah explained that the sculpture reflects how families grow and remain connected through different stages of life, with fragmented forms symbolising moments of challenge, distance and change that eventually align through patience and understanding. The use of steel and metal represents strength, endurance and protection, symbolising the quiet resilience and enduring support that define family relationships.

Placed at the heart of the lake park, the sculpture symbolises the idea that family lies at the centre of community life, just as the park itself brings people together through shared experiences. According to Datuk Chai Kian Soon, Chief Operating Officer of IJM Land, the parks and recreational spaces reflect the developer’s vision of creating townships where nature, community and daily living are thoughtfully integrated. He noted that a township becomes meaningful when it provides spaces for people to gather, relax and spend time with those who matter most, adding that S2 Heights Aman was envisioned as an environment where families can enjoy nature, children can play freely and neighbours can connect through shared spaces. He also emphasised that such investments contribute to long-term value by enhancing quality of life, supporting healthier lifestyles and strengthening the township’s identity.

Building on the momentum of its first phase, Sutera Phase 2 at S2 Heights Aman has been launched with a gross development value of RM93 million. This phase introduces 104 units of 22’ x 65’ two-storey link homes with built-ups starting from 1,949 square feet, offering buyers the opportunity to be part of a well-established neighbourhood supported by completed infrastructure, maturing landscapes and newly unveiled recreational parks. As Seremban 2 continues to grow, destinations such as S2 Lake Park further reinforce its identity as a township where nature, art and everyday living come together in harmony. Whether enjoying a peaceful lakeside walk, watching children explore the playground or pausing beside the Family Bonding sculpture, visitors are invited to experience the tranquil surroundings and welcoming community that define S2 Heights Aman. • Johor Bahru Dominates Malaysia’s Property Scene at the 12th PropertyGuru Asia Awards

Johor Bahru Dominates Malaysia’s Property Scene at the 12th PropertyGuru Asia Awards

Johor Bahru has emerged as Malaysia’s fastest-growing property market in 2025, according to new demand data unveiled at the 12th PropertyGuru Asia Awards Malaysia in partnership with iProperty. For the first time, the awards integrated expert judging, market insights, and consumer preferences to create a comprehensive, data-driven view of the nation’s property landscape. The findings highlight the regions where Malaysians are most actively seeking homes and investments, as well as the developers that have successfully earned their trust.

Drawing from millions of searches and engagement metrics across PropertyGuru.com.my and iProperty.com.my, the results reveal a nationwide shift in consumer demand away from traditional urban centres toward well-connected regional hubs, particularly Johor and Selangor. Malaysians are increasingly gravitating toward integrated townships, mixed-use developments, and ESG-aligned projects that balance lifestyle convenience, long-term value, and sustainable design. This shift mirrors evolving affordability concerns, improved infrastructure, and changing lifestyle priorities among modern homebuyers.

The inaugural Consumer Demand Awards recognised eight developments most sought after by Malaysian property seekers. Leading the list were R&F Princess Cove and Leisure Farm, which underscore Johor Bahru’s growing prominence as a desirable living destination. In the office segment, Johor’s City Square Office Tower was named the Most In-Demand Office for Lease (Johor), while Kuala Lumpur’s The Exchange 106 topped the same category for the capital city.

Welcome speech by Mr. Jules Kay, general manager of PropertyGuru Asia Property Awards and Events

Dr. Lee Nai Jia, Head of Real Estate Intelligence at PropertyGuru Group, stated that Malaysian home seekers are increasingly exploring opportunities beyond the Klang Valley. He noted that Johor Bahru’s dominance across multiple categories reflects its transformation into a dynamic regional hub, driven by major infrastructure projects such as the RTS Link and the Johor–Singapore Special Economic Zone. These initiatives are boosting cross-border connectivity and investor confidence while reinforcing Johor’s appeal as a centre for liveable, self-contained communities where residents can live, work, and play seamlessly.

The People’s Choice Awards, based on nearly 28,000 public votes, recognised 10 developers most trusted by Malaysian consumers. The winners included Berinda Group, CPI Land, Gunung Impian Development Sdn Bhd, Mah Sing Group Berhad, Malton Berhad, Perbadanan Kemajuan Negeri Selangor (PKNS), Platinum Victory, Tiland Group, Tropicana Corporation Berhad, and TRX City Sdn Bhd. These results reaffirm Malaysians’ continued trust in reputable developers that consistently deliver quality, value, and innovation, offering key insights for policymakers and investors into which companies command the highest consumer confidence.

JLand Group emerged as the most decorated developer of the night, earning titles such as Best Developer (Malaysia), Best Developer (Southern Malaysia), and Best Industrial Developer. Its flagship development, Bandar Dato’ Onn in Johor Bahru, also received multiple accolades including Best Township Development (Malaysia), solidifying JLand Group’s reputation as a leader in integrated community design. Meanwhile, PKNS stood out as an ESG trailblazer, winning both Sustainable Design Champion and Low Carbon Champion awards for its strong environmental initiatives showcased through projects like Linkar 52, Aludra Residensi, and Galeria SA Sentral.

JLand Group receives Best Developer (Malaysia)

According to Jules Kay, General Manager of PropertyGuru Asia Property Awards and Events, the awards reflect more than excellence they reveal what truly matters to today’s market. Developers are setting new benchmarks in sustainability, connectivity, and livability, while consumer data highlights the growing demand for high-quality, well-planned developments. There is a visible shift toward self-contained, connected communities, especially in Johor and Selangor, where large-scale mixed-use projects are reshaping the nation’s property landscape. Kay emphasised that sustainability is now integral, not optional, with developers embedding ESG principles at the core of every project.

The 12th PropertyGuru Asia Awards Malaysia honoured winners across 73 categories, celebrating excellence from luxury residences to affordable housing and innovative commercial developments. Marking its 20th edition in 2025, the PropertyGuru Asia Property Awards series will culminate at the Grand Final in Bangkok on 12 December 2025. From Malaysia, 23 winners will advance to compete for the Best in Asia titles against participants from 14 other markets on this prestigious regional platform.
